Rosehip Gardens is a residential complex in the tranquil western part of Tbilisi, near the Bagebi neighborhood. Situated on a plateau once home to a mosaics factory, the area is surrounded by nature and rosehip bushes, giving the project its name. The location offers stunning views of the wild mountains to the south and the city to the east and north.
The design concept envisions a village of scattered buildings arranged in a chess-like pattern along the plateau’s edge. These structures adapt to the land’s natural topography, creating a central garden. This approach merges collective and individual housing, offering the benefits of single-family homes, such as privacy and individual exterior spaces, while minimizing environmental impact by reducing the building footprint and restoring the green zone. The modular design allows for rhythmical openings, introducing winter gardens and terraces that provide residents with mountain views and ample light.
The building emphasizes openness, privacy, and a strong connection to nature. It features various apartment types, ranging from 100 sq. m studios to 400 sq. m duplexes. Most apartments have private terraces or winter gardens, designed to suit Tbilisi’s climate. The southern apartments enjoy triple-aspect views of the mountains and inner gardens. The eastern section houses communal amenities, including a gym, rooftop pool, and communal center, enhancing residents’ convenience and leisure.
The landscape design of Rosehip Gardens prioritizes preserving the existing ecosystem. The layout retains 98% of the mature trees and creates a spacious inner garden of 15,000 sq. m. New trees and bushes enrich the landscape, forming dense habitats interwoven with trails. A pedestrian and cyclist route divides the park into sub-zones, fostering various activities. This space is ideal for socializing, sports, and enjoying nature.
